The track record
We grade our forecasts and Zillow's against the same new data every month, measuring only the one-month move so neither side gets credit or blame for Zillow's revisions to history.

We had the smaller median miss in 1 of 3 graded months. Both engines beat a forecast of zero change in every graded month. The full record, including months we lost, lives on the accuracy ledger.
In Miami, a replay of the last 15 months puts the current model's median next-month miss at 0.032%, better than 96% of metros. In 23 years of Miami data, the top 20% of ZIPs our ranking flagged beat the metro over the next year 80% of the time. In 2022, that fell to 43%, and every issue shows its metro's worst year too.

Subscription
A subscription will cost $19.90 a month and cover one metro, with a new issue emailed to you as a PDF each month. We haven't opened subscriptions yet; we'll launch once enough readers ask for their metro. In the meantime we grade our forecasts against Zillow's every month in the open, so you can check our record first.

- Which metros can I choose?
- Any of the 894 metros we forecast. Metros with few ZIP codes get a shorter ZIP section, and the issue says so.
- What are the subscription terms?
- We'll post the full terms when subscriptions open.
- Is this investment advice?
- No. Every figure is a statistical estimate from public data. The outlook label describes the market; we make no buy or sell recommendations.
