Sialim forecasts the typical home value for 894 US metros at three horizons: next month, next quarter, and one year out, using 26 years of Zillow price history plus mortgage rates, for-sale inventory, and labor data. Every forecast is backtested and shows its own accuracy. Each dot below is a metro, scored 0–100 on forecast appreciation, price stability, affordability, labor trend, and inventory pressure. Current forecast month: August 2026. Zillow publishes each month's home value data in the middle of the following month; forecasts here roll forward within a day of each release, and a August 2026 forecast stays a live, ungraded prediction until that month's data arrives.

We tested a simple momentum score across every ZIP code in 894 US metros, 23 years of data. It works, but only in 338 of the metros we could test, and it breaks down hard exactly when rates move fast.

Fortune and NAR framed the housing split as West falling, Northeast rising. We checked all 894 metros Sialim tracks. Four out of five Midwest markets are up 3% or more this year, a broader boom than the Northeast's.

We paired our own home-price data with 2024 Census income figures for the 25 largest metros. The gap between the fastest and slowest metro to a 20% down payment is 26.6 years.
